Six signs your home needs foundation repair
Homes in Houston, Austin, San Antonio, Corpus Christi and the Texas Panhandle are especially susceptible to damage caused by Nature, considering our area gets hit with droughts, flooding and everything in between. These conditions wreak havoc on your home’s foundation. But how do you know if your home’s foundation needs repair? Get in touch with us and we can let you know if your house foundation needs repair. Here are a few signs:
1. Stairstep brick cracks:
When you see cracks between the bricks and mortar spanning from the slab up through the brick, it could be the first visible sign of foundation issues. Micro fractures start small and spread over time reflecting a compromise in the structural integrity of the wall.
2. Sheetrock cracks:
Most of the time, vertical cracks that run straight along your sheetrock mean loose tape on the joints, but if the cracks run diagonally along windows, doors or in the middle of the room, then that could be a sign of a much more serious foundation issue.
3. Misaligned brick or fascia board:
When the corner of your house sinks, it causes the brick to move, separating the trim from the brick. Nowhere is this more noticeable than at the fascia board, where the trim at the top of your home (before the roof) meets the brick.
4. Doors rub or don’t line up:
If you’ve noticed uneven gaps on doors that have not had issues before—especially doors on the first floor — that could be another interior sign of foundation issues. But if a door on the second floor is misaligned and there are no other signs of foundation issues, that is typically a framing issue.
5. Cracks in hard surface flooring:
When you see cracks in your tile, hardwood or other hard-surface flooring, it could mean that the flooring wasn’t floated correctly. But, if you begin seeing longer cracks in your hard surface flooring ranging more than several feet, that could be a foundation issue.
6. Large gaps in trim:
Gaps between your home’s floor and the baseboard or trim can go unnoticed for years, but if you notice gaps in some areas are bigger than in others, your foundation may have dipped in those areas. Call us now for a full evaluation and estimate at (713) 468-8400
